What to Expect
After the inspection, you can expect to receive a thorough report with photos. However, it’s important to not view this as a simple checklist for immediate repairs. Our reports also include notes about areas that should be improved in the future, along with areas to keep an eye on for potential future issues.
Want to know more about your new home? We offer specialty inspection services (listed below) that can be combined with your inspection.
What Not to Expect
Home inspectors require access to all areas that will be inspected. Therefore, we can’t tell you what’s going on inside the walls, underneath the carpet, or behind any existing personal items, including appliances.
It’s also important to note that this inspection service isn’t a pass/fail code inspection, nor can we guarantee something won’t break shortly after it has been inspected. What we will do is provide a detailed account of the home’s components and structure. From there, it’s up to the buyer to determine which repairs to make. For these reasons, we encourage you to look into a home warranty.
Pre-Listing/Seller’s Home Inspection
As a seller, you can run into a lot of issues when home inspectors tell buyers about a long list of necessary repairs. Fortunately, you can avoid this by being proactive. Our seller’s home inspection service includes the same level of detail as our standard home inspection.
Re-Inspection
A re-inspection is a safeguard for buyers. It helps ensure every promised repair was completed, and it also serves as a last-minute check for any problems that may have developed since the last inspection.
Radon Testing
Radon is a silent, tasteless, odorless, invisible substance that is one of the leading causes of lung cancer. Getting a radon test is the sole way to determine if further steps need to be taken to reduce your family’s risk. Studies show that almost 7% of American homeowners have a radon problem. The experts at Radon.com reported that excessive radon has hit a staggering 35% in Crawford County.
WDO/Termite Testing
Wood-destroying organisms, usually termites, are a major issue nationwide. Don’t let them cause thousands of dollars in damages behind the scenes. Instead, schedule your WDO/Termite test today! Receive a discount if you combine this test with a home inspection service.
Water Testing
Water purity is vital, but you cannot tell if your water is pure by simply tasting it, smelling it, or looking at it. In fact, the bacteria coliform can only be detected by having your water tested by a reputable company. Our water test also looks for the presence of e-coli.
Well Disinfecting
If your water test finds bacteria in your well, we can schedule a return appointment to eliminate this problem.
Well Flow and Pressure Test
This test determines if your well flow is producing at least 3-5 gallons per minute. If the pressure is below 3 gallons, it will create difficulties and repairs will be recommended.
Septic Dye Testing
You can get a good idea about the condition of the property’s sewage treatment system by having us run a septic dye test. Although this performance-based test is limited in its scope, it will give you important details about the system’s current status. Even better, a septic dye test doesn’t require any excavation of the property.
